Los Angeles. Ready now.

Trained in the field of Architecture and Construction. A Bachelor of Architecture taught me to think in plans, sections, and building systems, how structures work from the inside out. That foundation is why I read MEP drawings fluently and catch constructability issues before they become change orders.

I spent five years at Gruen Associates managing commercial construction in Los Angeles. Four simultaneous projects. $25M+ combined. Luxury retail tenant improvements for Louis Vuitton and Balenciaga. Government infrastructure. Restaurant kitchens. I managed 20+ consultants and 4 general contractors, reviewed pay applications for contract conformance, ran submittals on a 5-day turnaround, and coordinated utility sequencing across every project. I held a 3% change order rate against the 8 to 12% industry average by evaluating every CO line by line, rejecting $155K in unsubstantiated charges across my portfolio.

Then I built a commercial kitchen from the ground up. Type I hood systems with Ansul fire suppression. Grease interceptors. Walk-in cooler and freezer installations. Makeup air balancing. Heavy-power electrical. I managed the equipment procurement, installation sequencing, and turnover to operations, then I stayed and ran the food production operation inside it, scaling throughput from 250 to 1,400 units per week. Most PMs build the facility and leave. I built it and operated it. That changes how I build: every hood CFM is calibrated for the operator, every electrical panel has headroom, every connection point works on day one.

Now I manage a multi-region portfolio as an owner's representative, coordinating 40+ stakeholders across 7 California regions, implementing standardized assessment frameworks, and overseeing projects from site feasibility through facility turnover. It's the same discipline as managing multiple CK facilities across different markets and jurisdictions.

CloudKitchens needs a PM who can manage commercial kitchen construction at scale, across jurisdictions, with the operational understanding of what makes a facility work for the tenants inside it. That's exactly what I've spent the last seven years building toward.

I Built a Kitchen. Then I Ran It.

Same systems CloudKitchens installs in every facility.

What I Installed

CK Equivalent

Type I/II hood systems + Ansul fire suppression

30 hoods per CK facility

Grease interceptors

1 per bay, required for health permit

Walk-in cooler + freezer

Walk-in per facility

Makeup air units

MAU matched to every hood CFM

200A+ electrical panels

Dedicated circuits per appliance position

Equipment procurement + sequencing

Owner-furnished equipment turnover

Operations handoff + commissioning

Tenant onboarding (4 to 8 weeks)

Scaled production from 250 to 1,400 units per week after the construction was complete.

By the Numbers

$25M+

Total commercial construction managed across 4 simultaneous projects at Gruen Associates, the same multi-project pace CK's pipeline requires.

95%

On-time delivery rate across a 5-year portfolio of commercial projects, including restaurant kitchen builds with 6-trade MEP coordination.

3%

Change order rate across my projects, against an 8 to 12% industry average. Achieved by reviewing every CO line by line and rejecting $155K in unsubstantiated charges.

460%

Throughput scaling in the kitchen I built and operated, from 250 to 1,400 units per week. Proof that I understand what happens after the facility turns over to operations.

1.8 days

Average RFI turnaround on my projects, versus the 7 to 14 day industry standard. Built a triage system that prioritized schedule-critical items.

7 weeks

Saved on a single project by filing permits with three government agencies in parallel instead of sequentially, saving $50K to $70K in project costs.

Every requirement in the job description. Matched.
