Trained in the field of Architecture and Construction. A Bachelor of Architecture taught me to think in plans, sections, and building systems, how structures work from the inside out. That foundation is why I read MEP drawings fluently and catch constructability issues before they become change orders.
I spent five years at Gruen Associates managing commercial construction in Los Angeles. Four simultaneous projects. $25M+ combined. Luxury retail tenant improvements for Louis Vuitton and Balenciaga. Government infrastructure. Restaurant kitchens. I managed 20+ consultants and 4 general contractors, reviewed pay applications for contract conformance, ran submittals on a 5-day turnaround, and coordinated utility sequencing across every project. I held a 3% change order rate against the 8 to 12% industry average by evaluating every CO line by line, rejecting $155K in unsubstantiated charges across my portfolio.
Then I built a commercial kitchen from the ground up. Type I hood systems with Ansul fire suppression. Grease interceptors. Walk-in cooler and freezer installations. Makeup air balancing. Heavy-power electrical. I managed the equipment procurement, installation sequencing, and turnover to operations, then I stayed and ran the food production operation inside it, scaling throughput from 250 to 1,400 units per week. Most PMs build the facility and leave. I built it and operated it. That changes how I build: every hood CFM is calibrated for the operator, every electrical panel has headroom, every connection point works on day one.
Now I manage a multi-region portfolio as an owner's representative, coordinating 40+ stakeholders across 7 California regions, implementing standardized assessment frameworks, and overseeing projects from site feasibility through facility turnover. It's the same discipline as managing multiple CK facilities across different markets and jurisdictions.
