ATOMS / CLOUDKITCHENS
I Think in Blueprints.
I Decide in Data.
The Construction PM at the intersection of design thinking and revenue engineering.
David T Phung · Construction PM
THE INTERSECTION
Most Construction PMs see a building. I see a revenue platform where every bay is a $6,600/month business unit and every day of delay is $220 in lost rent across 30 tenants.
CREATIVE PROBLEM SOLVING
B.Arch trained. I think spatially - how MEP systems interact, how construction sequences compress timelines, how design decisions upstream eliminate change orders downstream.
I built a commercial kitchen from the ground up. I don't just read drawings - I've stood in the space while the hoods were lifted into place.
ANALYTICAL DATA-DRIVEN PROCESS
I built Bay Revenue Velocity - a 35-metric framework that connects construction speed directly to facility NOI. I mapped 25 cities. I modeled $10.3B in delivery TAM.
Then I built VALENCE - a 6-module platform that pre-screens plans against codes, audits pay apps, and tracks every metric that matters.
“You want a bias for action. You see the best people, they just start doing things. They don't wait for permission.”
| Pattern | Christopher Payne · DoorDash | David T Phung · CK |
|---|---|---|
| Saw the problem | Knew DoorDash needed logistics | Knew CK needs faster bay delivery |
| Built the proof | Built prototype delivery routes | Built VALENCE: 6-module platform |
| Did the research | Mapped restaurant density in Palo Alto | Mapped 25 cities, 41.2M people, $10.3B TAM |
| Created the metric | Delivery time as core KPI | Bay Revenue Velocity (BRV) framework |
| Then applied | Hired as Head of Real Estate | Applying as Construction PM |
“High agency is THE thing. Captains of their own ships.”
The best way to show how I'd operate is to just start operating.

25-City Gap Analysis
View Analysis41.2M people / $10.3B delivery / Zero CK presence
Mapped CK's 43+ markets against top 100 metros. Identified density nodes, university clusters, and 5-year demand models for expansion planning.

The single metric connecting construction speed to facility NOI. 35 metrics across 7 categories. Proves every day saved in buildout has a direct revenue impact.

The blueprint and the balance sheet aren't two conversations. They're one.
I built the platform. I ran the analysis. I created the metric. I didn't wait to be hired to start solving the problem.
Every construction decision at CK is a revenue decision. You need a PM who sees both.
